Configure & Order
Use our online configurator to select your model, tier, and add-ons. Submit your order with a deposit to reserve your build slot — exterior and interior color and finish selections happen in the next step with your project coordinator.
Design Confirmation
After your deposit, your project coordinator walks you through exterior and interior color and finish selections, confirms material availability, and produces final construction documents. You'll approve the final design before we begin.
Permitting Assistance
We provide the full documentation package your local building department needs. You file the application; we make sure nothing is missing.
Factory Build
Your home is built in our climate-controlled facility by experienced craftspeople. Quality inspections at every stage. You'll receive progress photos throughout.
Delivery & Setup
Your completed home is transported to your site and professionally placed on your prepared foundation. Final leveling, anchoring, and utility hookups are handled on site by your contractor. We're always happy to make introductions to local trusted contractors.

Montera Homes builds premium modular and tiny homes in a controlled factory environment, then delivers them to your land. We offer three models — Borah, Borah Loft, and Mesa — in Standard and Luxury tiers. Every home is built to residential building codes and designed for permanent living.
Both. The Borah and Borah Loft (10' wide) can be built on an RV chassis or a permanent foundation. The Mesa (14' wide) is foundation-only. Regardless of the approach, every Montera home is built with the same quality, insulation, and structural integrity as a site-built home.
Delivery range depends on the product. Our RV-chassis homes (Borah and Borah Loft on chassis) can be delivered anywhere in the Western United States. Our modular homes are currently approved for delivery within Idaho only, because each state requires its own modular approval. Use our configurator to get a delivery estimate for your specific location and model type.
A foundation home is placed on a permanent pier, slab, or basement foundation and is classified as real property. An RV chassis home is built on a registered trailer frame and is classified as a recreational vehicle. Both are built to the same quality standards — the difference is legal classification and how your local jurisdiction treats them.
